Abstract

"From the Ground Up" piece on the author's recent creation of an industrial real estate market database for the Greater Portland area including Portland, South Portland, Westbrook, Gorham, and Saco; covering 466 buildings and 14,511,385 square feet of space. While he found the overall vacancy rate to be 7.29%, better than the nation's average of 13.5%, there were wide discrepancies between the different markets. Saco had an overall vacancy rate of 2.5%, boosted by proximity to I-95 and a high percentage of owner tenants, while some areas of Portland, such as Warren Avenue and Presumpscot Street, had vacancy rates of nearly 20%. Overall, the Greater Portland industrial market seems to be transitioning from a tenant's market to one that is more favorable to landlords with properties in desirable locations.
